Roof Repairs Boronia
Most repairs here come out of two things: what the weather did, and what the trees dropped. Storm-broken and slipped tiles are the obvious half, along with ridge capping that has lost its bedding and needs re-bedding and repointing rather than another smear of mortar.
The bedding is the mortar bed the ridge cap sits on; the pointing is the finish over the joint either side. On a roof that stays damp for months they fail in order: rigid pointing splits, water gets into the bed, the bed softens, and the cap starts to move. Repointing over soft bedding looks right from the ground and fails from underneath. A leaf mat also keeps the steel permanently wet, so corrosion starts on the underside where nobody can see it and a valley can look sound while it is already thin.
Growth belongs on the repair list too. Lichen and moss hold damp against the tile face and the mortar line, so a repair that leaves it in place works around the cause rather than at it.
Older steel roofs bring their own list: corroded sheet, loose panels, fasteners that have lost their grip. Corrosion concentrates where water sits, so the laps, the fixings and any low run beneath debris go first. Roof Painting Boronia
Two very different roofs get painted in Boronia and they do not take the same system. Glazed terracotta is the one that gets handled wrongly: the glaze gives a coating almost nothing to hold, so it needs a primer or sealer chosen for that surface before any colour goes on, and generic roof paint over it will not stay put.
The glaze is the whole point. A fired clay tile carries a hard, near-glassy face that sheds water by being smooth and closed, so there is no absorbency to key into and little texture to hold. A primer made for glazed stock bonds chemically to the glaze and presents a face the colour coats can grip. Skip it and the film sits on the tile as a skin: fine for a season, then away in sheets from a ridge or hip.
Colorbond and other steel roofs are the other half, and there the rust is treated back to sound metal before priming. Rust is steel that has already turned, and it keeps turning under anything laid over it, at the cut edges, the laps and every fixing, which is where a shaded, damp roof corrodes first.
Either way the ridge caps, hips and corner sections get checked for re-bedding and repointing first, and the gutters get cleared, since mortar work breaks the colour along the ridge line and a gutter cleaned afterwards spreads debris across a fresh film.
Continual sun fades and flakes the old finish, so recoating is protective as much as cosmetic: ultraviolet breaks down the binder holding the pigment, which is why an old coating goes chalky before it goes patchy. If Your Roof Never Seems to Dry Out
Most roof wear stories are about sun. This one is about water that never leaves.

Ventilation, and the Part of the Roof You Never See

Warm, moist air rises out of the house into the roof cavity. Where the outside air is damp for months, a poorly ventilated roof space stays humid long enough to affect timber, insulation and the underside of the roof. A wind-driven ventilator surprises owners in a restoration scope, but it keeps air moving so the roof dries from both sides.

A Seventy-Year-Old Roof Is Not Automatically a Replacement
Age on its own decides nothing. The frame does.
If the rafters and battens are sound, the roof line is straight and the tiles are whole or can be swapped individually, everything that has failed is renewable: coating, bedding, pointing and metal are all replaceable, however tired the thing looks. Roofs at seventy years old are restored on that basis regularly.
What tips it the other way is structural: sagging in the roof line, rafters or battens gone soft, or damage serious enough that the frame needs work. Coat that and the money is spent twice. Some older houses carry asbestos cement rather than tile, which needs establishing before anything is cut. You get told which you have, with the evidence.

Four Answers Before You Decide
A clean removes the growth, not the surface it grew on. A tile that has lost its factory coating is open and porous, so it holds moisture and gives lichen somewhere to re-establish. Sealing and coating after the clean stops the return.
It depends on roof size, how much has to be re-bedded, and the drying time the weather allows. The sequence needs a dry surface twice over, so a wet fortnight stretches it. You get the expected run at quote stage.
Possibly, and it gets answered by looking. Fitting a wind-driven ventilator during the restoration is far cheaper than coming back for it. If the space is already breathing, you will be told that.
Worth restoring in most cases here, and the deciding factor is the frame rather than the birthdate. Sound rafters and battens plus matchable tiles means restoration, at a fraction of a re-roof.
