The recurring jobs are narrower than owners expect: a valley rusted or blocked and pushing water back under the sheets, oxidisation through older Colorbond panels, loose panels and fasteners after a blow, and flashings that have let go at a junction. Valleys top that list: they carry the runoff of two planes at once and collect whatever the wind brings down, and once debris narrows the channel the overflow goes sideways.

Metal is common enough around here to be its own line of work. The paint film on an older sheet is what holds corrosion off, and once ultraviolet has broken it down the steel oxidises wherever moisture lingers: the cut edges, the laps, and every fastener where the seal has hardened. Loose panels are the same story. A fastener that has lost its grip lets the sheet lift and drop in wind, working the hole larger each time, so a rattling panel usually means a failed fixing.

Painting is the last stage of the job, not a substitute for it. Moss and mould hold moisture against the surface and keep growing under a film that seals them in. Stripping back to sound material is most of the labour in a roof paint job, and it is what separates a professional recoat from a weekend with a spray gun.

Sun-bleached colour and the streaking wind-driven rain leaves behind are usually what prompts the call, and both are surface symptoms. Fading is the binder giving up its hold on the pigment under ultraviolet; streaking is dirt and growth washed down the slope. Neither tells you anything about the tile itself.

Complex roof lines are the real variable around the old township. Original slate and terracotta running over hips, valleys, dormers and changes of pitch gives far more junctions than a plain gable, and a junction is where water gets a chance.

Terracotta on a house of that age is usually still sound in the body of the tile. What has gone is the bedding under the ridge caps and the pointing over it, plus tiles cracked by weather and foot traffic. Ridge capping can be repointed in a colour matched to the existing ridge line, rather than a stripe of fresh grey mortar across aged red. Slate is a separate trade.

Out through the estates the picture flips. Those roofs are young enough that the structure is rarely the issue, so restoration is a coating and mortar job rather than a rescue. Primer, Sealer and Two Coats: the System That Has to Survive Here

Berwick swings hot and cold, and a coating here has to take the ultraviolet, shed water and throw heat back off the roof. A primer and sealer goes on first so the porous surface has something for the membrane to key into, then two high-build membrane coats for genuine film thickness.

Thickness is the part people underestimate. A tile roof expands and contracts every day, and a thin coat over a dusty surface has nothing holding it and no depth to move with. Two high-build coats over a sealed roof do. If the roof space is still cooking through February, roof ventilation is the other half of the answer.

Usually not. Where the battens and frame are sound and tiles can be matched or swapped individually, restoration is the job, and stripping a roof to recover it is a far bigger undertaking than most homes here need.

When Replacement Earns Its Place

Replacement earns its place when the structure has gone, or when a slate or terracotta profile is so long out of production that nothing matches the tiles that break. A cracked tile is neither.

Is it cheaper to strip and recover the roof than to restore it?

Can the ridge capping be repointed to match the colour we already have?

The principle holds, the method changes. Steel corrodes rather than going porous, so rust is treated back to sound metal, any rusted valley or flashing is replaced, and the sheet is cleaned, primed and recoated. Skipping the rust treatment is what makes a metal roof bubble within a season.
