The Order a Restoration Actually Runs In

A full restoration is six pieces of work in a fixed sequence, and skipping one costs more later.

  • Inspection first. Every tile, ridge, valley, flashing and gutter line is looked at from on top, so the scope comes out of your roof rather than a standard package.
  • Broken tiles out, damaged sheeting sorted. Cracked and slipped tiles come off and matching stock goes on. On metal, corroded fixings and any failed sheet are dealt with first.
  • Re-bedding and re-pointing. The mortar bed under the ridge caps is stripped back and relaid, then finished with flexible pointing that moves with the roof instead of cracking away from it.
  • Pressure cleaning. Moss, lichen, dirt and the chalky residue of the old coating come off, and the roof dries properly. A coating laid over living lichen lifts within a season.
  • Leaks, valleys and flashings. Rusted valley irons come out, flashings at chimneys and skylights are resealed or replaced, and the water path is traced rather than the ceiling stain.
  • Primer, then coats. Only now does anything cosmetic go on: a primer or sealer suited to the substrate, then the membrane coats in your colour.

That order is not a preference. Water reaches structure long before it reaches paint. Terracotta, Cement Tile and Colorbond Take Three Different Systems

Naming your roof material is the first thing that changes the job.

Terracotta is fired clay with a factory glaze, and it outlives most of the houses it sits on. What ages is the glaze and the mortar around the ridges, not the tile body, so weathered terracotta can usually be cleaned back and reglazed rather than replaced. Matching a discontinued terracotta profile is a real skill: get it wrong and the repair announces itself from the street.

Cement and concrete tile behave differently. The colour is a coating applied at manufacture, and once it wears through, the tile stops shedding water and starts absorbing it. It still looks intact and performs worse every year. That roof needs a full clean, re-bedding and re-pointing, then primer and coats for a new waterproof skin.

Colorbond and other metal roofing has no bedding or pointing at all, so the work moves to the fixings, the laps and the sheet. Rust is ground back and treated, tired screws and washers are replaced, and any sheet corroded through is swapped out before a metal-grade primer and topcoats go on. Quicker than tile, and less forgiving.

Is a Restoration Worth It, or Is the Roof Finished?

It depends on which layer has aged. If the framing and battens are sound, the tiles are intact or can be matched and swapped individually, and what has gone is the coating and the mortar under the ridge caps, restoring puts years back on the roof for a fraction of the disruption of a re-roof. No stripping, no exposed house, no skip in the driveway for a week.

Replacement is the honest answer in a different set of cases. Cracking through the body of a tile rather than across its surface. Battens gone soft. Sheet corroded right through. A tile profile discontinued so long ago that no matching stock exists. Coating any of those is money spent twice, and you will be told so rather than sold a membrane.
